Proposal

A proposal of redevelopment offer is made to the society.

02.

Discussion

A detailed discussion of terms
and conditions is carried out with the society.

03.

Agreement

A formal agreement is signed with the society to take up the redevelopment.

04.

Sanction

A sanction is sought for the
redevelopment project from PMC for the society.

05.

Transferable
Development Rights

The process of loading the TDR in society’s name is carried out.

06.

commencement
Certificate

An Commencement Certificate is sought for the redevelopment,
which is a permission to start redevelopment.

07.

Shifting of members

Existing members of the society are moved out, with their rent taken care of.

08.

Demolition

The old building is demolished following all the safety protocols.

09.

Clearance Certificate

A clearance certificate is
obtained from PMC to proceed with the construction

10.

Construction

The construction process of new building is initiated and completed as per the time committed in the agreement.

11.

Occupancy Certificate

After the construction is complete, an occupancy certificate is sought from the PMC, which makes the building complete and safe to move in.

12.

Shifting back of members

The old members of the society are now moved back to their new residences with a grand, auspicious welcome.

Essential Documentation

For a seamless redevelopment process, the following standard documents are required:
  • Original building plan
  • Conveyance deed, lease deed, sale deed
  • All deeds, documents, agreements, papers, etc. related to the society
  • Society registration certificate/ Apartment Condominium Registration Certificate 5. D.P. Remark
  • Property card
  • Index 2
  • N.A order
  • City survey plan
  • Search report and title certificate
  • Extract of 7/12
  • Copy of Resolution
  • Mortgage papers of existing flat owners if any.
